Pets

When outside and not in an enclosed area, pets must always be on a leash, as per PA state law. .

Please be sure to pick up after your dog and place dog waste in securely tied bags and into the proper trash cans.

Please wipe down your dog before letting them in the house.

Hot Tub

The hot tub stays on 24/7.

Please do not press and hold buttons or press random buttons as that can sometimes change the mode the hot tub is operating in.

Adjust Temperature

You can raise or lower the temperature with the up and down arrows.

Turn on/off the Jets

You can turn the pumps on by pressing the pump buttons. Press once to turn on, press again to turn off.

Turn on/off lights

You can press the light button to turn on the hot tub lights.

Press once to turn on, press again to turn off.

Bluetooth

Open Bluetooth on your phone and connect to the Spa. If it prompts for a pairing code, enter 0000.

Hot Tub Maintenance/ Cleaning

Sometimes during the stay the hot tub can collect some sand, dirt, etc. that sits on the bottom or floats around. If you would like to remove, you can try with the net skimmer or the spa handheld vacuum. Use the below link to see how the spa vacuum works.

Trash & Recycling

-All trash goes in trash bags that are securely tied and put in the garbage cans in the shed on the side of the house.

-Ensure the shed doors are always securely closed, otherwise animals will get in.

-Please ensure all recycling goes in trash bags that are securely tied and put in the garbage cans in the shed on the side of the house.

-Please use separate garbage cans for trash and recycling. Leave the trash cans in the shed as we have a contractor that will pick up the trash after your stay.

If trash or recycling is placed loose in the garbage cans/ not in securely tied bags, our contractor will charge us extra for the pickup. In that case, we will request the funds from you to pay the contractor.

Please do not put any trash or leave any food outside unattended or overnight as it will attract bears.

Propane BBQ

Please ensure you close the valve on the propane tank after each use. Please clean the grill brush after each use.

We do our best, but cannot guarantee that the propane tanks at the house will be full. We ask if the tanks run empty for the guests to refill them.

Please refill the tanks (bring the tanks to the store) instead of buying new as it can be 4x the price. Just message us a photo of the receipt and we will refund you for the tank.

Refills can be done at the local Tractor Supply Store, Walmart, Lowes or Shoprite.

Heating (Baseboard/Fireplace)

Baseboard Heating

The house is heated by electric baseboard heaters in each room. Each room has a white wall mounted touch screen thermostat. Just press the up or down arrows to adjust the temperature.

Fireplace

To turn on the fireplace, use the black remote hanging on the right side of the mantle.

Press & HOLD the "On/High" button until the fireplace has a flame. When holding the "On/High" button you will see the knob on the box in the fireplace turning to the on position.

press & HOLD the "Low/Off" button until the fireplace flame is completely out. When holding the "Low/Off "button you will see the knob on the box in the fireplace turning to the off position.

Air Conditioning

AC

Each bedroom has a Frigidaire portable AC unit. Each can be controlled via the remote control or the control panel on the top of the unit.

Please only use the Cool mode as the other modes will cause water to drip out of the back of the unit and onto the floor.

Please do not relocate the AC units as they are connected to the windows for ventilation.

Please do not remove the window ventilation kits from the windows.

Dock, Boats & Fishing

All guests are free to use our kayaks (2) and pedal boat.

When not in use, please pull the kayaks out of the water along with the oars and leave them on the grass.

When you are not using the pedal boat please use the clip to tieback the boat to the dock. The clip/tieback is around the pole on the right side of the dock.

There is a floating dock with a built-in bench. The dock is perfect to just hang by the water or fish and catch (and release) the fish below your feet!

TV's

Our smart TVs are all Roku connected so you can connect to your personal streaming service accounts.

Washer & Dryer

Don't stress about having to overpack!

The house has two (2) sets of stacked washer dryers.

We provide enough detergent to complete up to four (4) loads of laundry. Please reference our grocery store list for purchasing additional detergent.

Wood Burning Fire Pit

The house has a wood burning fire pit to create new family S'more making memories.

Guests are asked to bring/ purchase their own firewood.

IMPORTANT-

Do not leave the fire unattended at any point. When you are done with the fire, make sure it is 100% extinguished with water before leaving it unattended.

Noise and our neighbors

Please note, as per our house rules we have a high respect for our nieghbors and being that they are full time residents we require no loud music after 10pm or before 8am.

The house has a Minut noise monitoring device which can only detect noise level. When the noise level reaches 80 decibels (the level of a large party), we will send you a message to please keep the noise to a reasonable level.

Hot Water

Hot water is provided to the house from a water heater located in the crawl space. As hot water is used, the heater backfills with cold water which the heater then needs to heat up. Because of this, if several showers are taken in a row and/or the dishwasher or washing machines (running on hot) are running, you may temporarily run out of hot water.

If this happens, the house still has functional hot water, it is just going to take about 45 minutes for the water heater to heat the water up that is newly in the tank. To ensure a full tank of hot water when it fully replenishes, pause using any faucets or appliances on hot water for about 45 minutes.

Septic System - Things to know

The majority of the houses in the Poconos are on septic systems which means there is no common sewer system.

All waste leaves the house (toilets, showers, sinks, washing machine, dishwasher) and enters into the septic tank. The waste in the septic tank gets pumped out by a septic company and the liquids are filtered and absorbed way down below by the soil.

Important- Only put toilet paper into the toilets as anything else can clog the system and back it up (which you don't want to have happen).
